Palmer House Hotel, Chicago. Repositioned the 1,639 room hotel, added 150,000 sf of retail use, and negotiated landmarking status and other entitlements with the City of Chicago.
88 Greenwich Club, NYC. $50 million renovation and conversion of a 365,000 sf rental property into a successful 400+ unit condominium.
Hudson River Park, NYC. Created and implemented a viable project and established a new revenue model for New York City and New York State Parks.
Coney Island, Brooklyn. Planning, community outreach, public presentations, and public relations for a 2.7 mm sf mixed-use destination entertainment, retail, hotel project.
Merritt Square Mall, Florida. Renovated and sold the 900,000 sf mall, generating an IRR of 27%.
Warren & Connor, Detroit. Renovation and expansion of 150,000 sf retail center.
South DeKalb Mall, Atlanta. Designed and built movie theatre, added 50,000 sf new retail space, repositioning 500,000 sf mall.
280 Richards Street, Brooklyn. Completed demolition of over 25 abandoned buildings on 10 acre waterfront site. Supported leasing, environmental review and rezoning effort.
530 Broadway, NYC. Completed structural renovation to enable new retail use on 2nd floor, significantly increasing rental rates and renovated building systems in 200,000 sf office building.
25 West 39th Street, NYC. Extensive renovation of 185,000
sf office building.
129 West 29th Street, NYC. Gut renovation of vacant 89,000 sf office building, converting manufacturing space to flexible, modern commercial space while preserving the historic character.
Penn Plaza Sub District, NYC. Led the creation of a special zoning district allowing for large-scale advertising signs.
435 7th Avenue, NYC. A 43,000 sf ground up retail development. Constructed to accommodate future office tower including foundations and structure. Included newly zoned large scale advertising signage for significant additional revenue.
715 Lexington Avenue, NYC. Ground up development of multi tenant 27,000 sf retail building.
Moynihan Station Redevelopment Project, NYC. Led the successful RFP effort in 2005 to win the rights to redevelop the Moynihan Station Redevelopment Project. Joint venture partnership between Vornado and Related Companies.
4 Union Square South, NYC. Conversion of a 200,000
sf vacant department store into a multi retail tenant building. Tenants include Whole Foods, Forever 21, Jamba Juice, and Filenes’s Basement.
968 Third Avenue, NYC. Ground up development
of 7,000 sf retail store.
The Park Laurel, NYC. Completed a 40 story 120,000 sf condominium tower in partnership with the YMCA of Greater New York, including renovation of 100,000 sf of existing YMCA space.
Phil’s Shelter, Vermont. Designed and built an Adirondack style camping shelter and donated its use to the Farm and Wilderness Foundation to increase use of local woods and augmenting the trail system for an outdoor educational summer camp.
Woodward Reservoir Water Rights, Vermont. Created additional development rights along existing access roads on the Killington Ski Mountain, increasing skier days and state revenue, as well as generating revenue for the Foundation and protecting bear habitat.
